Services


Buying or listing a home? An inspection by Diamond Residential Services (“DRS”) includes a thorough Illinois Home Inspection observing the Illinois Standards of Practices and Code of Ethics. The services we offer include:

Mold Assessment/Inspection
If the client’s participating Certified Professional Inspector® misses anything in the inspection, InterNACHI will buy back the home.  It’s that simple.

There’s no deductible and no “weasel” clauses.

Here are the no-frills terms of this groundbreaking Buy-Back Guarantee:

* Honored for 90 days after closing.
* Valid for home inspections performed for home buyers by participating InterNACHI members.
* We'll pay whatever price the client paid for the home.
* The home must be listed with a licensed real estate agent.
* The guarantee excludes homes with material defects not present at the time of the inspection, or not required to be inspected per InterNACHI's Residential Standards of Practice.
* Home buyers can buy a home worry-free when they have it inspected by a participating InterNACHI member. If they’re not happy within the first 90 days after buying it, InterNACHI will buy back the home at full price.
InterNACHI will pay up to $10,000 (USD; maximum collective aggregate) for the cost of replacement of personal property lost (and not recovered, restituted or insured) during an inspection and stolen by an InterNACHI-certified member who was convicted of or pleaded guilty (or no contest) to any criminal charge resulting from the member's taking of the client's personal property.  Claimant agrees that the exclusive venue for any action against InterNACHI arising out of this Honor Guarantee is the District Court in Boulder County, Colorado.  InterNACHI's Honor Guarantee is valid in all of the U.S. and Canada.

Pre-Purchase Inspection

The most common type of home inspection is the Pre-Purchase Home Inspection, which is initiated by the buyer and takes place shortly after you have a signed purchase contract. This type of inspection reduces the risk of unexpected and costly repairs, and provides you with information concerning the condition of the property. In fact, many clients have saved thousands of dollars during renegotiations based on our report findings. Our professional inspection report covers all the major systems and visible structural elements of the house, including the condition of the:

 11th Month Warranty Inspection


Diamond Residential Services ("DRS") offer an 11th Month Warranty Inspection, this inspection is conducted specifically to benefit new
homeowners that have lived in their residence for slightly less than one year. Builders and selected subcontractors typically extend a one year warranty to the first/new homeowner covering many aspects of a new home. This warranty will tpically cover structural components including the roof, electrical systems, mechanical systems (including appliances that were furnished as a part of the home), and possibly other structures such as pools, spas, and even landscaping.


Many homeowners forget that their warranty is about to expire, missing the opportunity to have the builder correct defects that they are liable for. Most builders typically do not warn the new homeowner that their warranty period isabout to expire. Our 11th Month Warranty Inspection creates a "punch list", where items that need attention are called out. This punch list might then be discussed with the builder or contractor before the warranty period expires. In many cases, items might be discovered during a warranty inspection for which the builder or contractor is not responsible (for example, adjustment to a garage door opener installed by the homeowner), but it nevertheless presents a safety hazard that needs attention.


11thMonth Warranty inspections, unlike a real estate buyer’s inspection, might call out cosmetic deficiencies. If your home is currently under a builder’s warranty that is about to expire, an 11th Month Warranty Inspection is money and time well spent.
